The Process
No. We buy properties as-is. Don't clean, don't repair, don't stage. We've walked through properties in every condition imaginable and we won't change our offer because of clutter or cosmetic issues. Show us the real thing.
Not necessarily. We do walkthroughs virtually via FaceTime or WhatsApp video for sellers across all provinces. If you prefer an in-person visit, we can arrange that too. Either way, it's one walkthrough — not an ongoing parade of buyers through your home.
As little as 2 weeks in most cases. The fastest part is us — we don't need financing approval, inspections, or conditions. The main variable is the lawyer's availability for title transfer. If you need more time, we can close on any date that works for you.
Not a problem. We buy occupied properties. Provincial tenancy laws still apply, so we'll work around existing lease agreements — but having tenants doesn't disqualify your property or complicate the sale on your end.
A lawyer is required in Canada to register the title transfer at closing — but that's the buyer's responsibility, not yours. You may want your own lawyer to review the purchase contract before signing, which we fully support. The legal costs at closing are handled by the buyer's side.
Privacy & Trust
Completely. There's no sign on your lawn, no MLS listing, no public record of the sale until it closes at the Land Titles Office. Your neighbours, your family, and anyone else you don't want knowing — they won't know. We take privacy seriously.
Yes. What we do is a standard real estate transaction called an assignment of contract, which is explicitly legal under Canadian real estate law. We use standard purchase contracts, licensed Canadian lawyers handle all closings, and title is registered at the provincial Land Titles Office. We're real people you can call, text, or email — and we never ask for money upfront.
Never. Your name, address, and details stay with us. We don't sell leads, share information with third parties, or add you to marketing lists without your permission. Full stop.
